Zillow labels AI-altered photos and shows the original next to them. MLS rules require virtually staged photos to be labeled. California now requires real-estate licensees to disclose any digitally altered listing image, on or next to the image (AB 723). New York fines housing ads that show an AI-generated person with no disclosure — $1,000 first violation, $5,000 after that (GBL § 396-b).
